We examine accessible stucco, windows, doors, flashing and drainage details. Cracks, stains and moisture-prone transitions help guide the test locations.

Two small openings. A closer look.
At selected test locations, we drill two small, side-by-side holes through the stucco. The openings also pass through the water barrier so the probes can reach the substrate behind it.

Find out what is behind the finish.
Probes reach the substrate behind the stucco to measure moisture. We also assess substrate density for signs of possible underlying damage.

Readings describe the locations tested. A moisture reading alone does not tell the whole story or rule out hidden issues elsewhere.

Close each test location.
After testing, the probes are removed and the test openings are sealed. We make an effort to match the existing stucco finish.

Small sealed spots may remain visible. An exact color and texture match cannot always be achieved.

We assess accessible exterior conditions and document findings with photos. Moisture testing and recommendations are included according to the agreed inspection scope.
Is moisture testing invasive?
Invasive testing uses small probe holes to reach the material behind the stucco. Testing requires authorization, and the holes are sealed afterward. A visual assessment does not include probe holes.
How much does an inspection cost?
